What House Washing Is (and Is Not)

When people search for “power washing” for their house, what they usually need is a soft wash. The two are not the same thing.

A power washer pushes water out at very high pressure. That is the right tool for concrete, but on siding it drives water behind the panels, chips paint, and leaves stripe marks you can see from the street. It also does nothing to kill the mold and algae. It just knocks the top layer off, and the growth comes right back.

Soft washing works the other way around. We apply a professional-grade cleaning solution at low pressure, give it time to break down the organic growth, then rinse it away with about the pressure of a garden hose. The siding comes clean, the growth is dead at the root, and the finish is not touched. That is how we wash every house.

What Comes Off

• Black mold and mildew streaks, the dark runs you see under windowsills, along soffits, and around downspouts
• Green algae, especially on north-facing and shaded walls
• Salt film, the fine haze that coats everything within a mile of the ocean and makes even clean siding look tired
• Pollen, cobwebs, and wasp nests tucked under eaves and behind shutters
• Dirt and road grime on lower panels, especially along busy streets
• Oxidation on older vinyl and aluminum, within the limits of what cleaning can do

Siding We Clean

Point Pleasant has a little of everything, and each material gets a different approach.

Vinyl siding is the most common and the most forgiving. Soft washing brings it back to its original color without the streaking that high pressure leaves behind.

Cedar shake and wood clapboard are everywhere on the older homes in Bay Head and Point Pleasant Beach. Wood needs a gentler mix and a lighter rinse so the grain does not raise. We adjust for it.

Fiber cement, stucco, and painted surfaces clean up well with a soft wash. High pressure can etch stucco and lift paint, so we never use it on these.

Aluminum siding tends to chalk as it ages. Soft washing removes the mold and dirt and improves the look, though heavy chalking is a paint problem rather than a cleaning problem, and we will tell you if that is what we see.

How a House Wash Goes

1. Walk around. We look at the siding, note anything fragile, close the windows, and check where the downspouts drain.
2. Protect the plants. Beds get soaked with plain water before we start and rinsed again during and after.
3. Apply the solution. We work from the bottom up so nothing streaks, and let it dwell long enough to do its job.
4. Rinse. Top down, low pressure, until the water runs clear.
5. Final look. We walk the house with you, hit any spots that need a second pass, and rinse the walkways so you are not tracking anything inside.

Most homes take two to three hours. You do not need to be home, but you are welcome to be.

When to Schedule

Spring is the busiest time, since a wash after winter clears out everything the nor’easters left behind. Fall is a close second, because a clean house heading into winter grows less mold over the wet months. If you are painting your house, a wash a week or two before the painter arrives is the single best thing you can do for the new paint. And if you are listing your home for sale, a house wash is the cheapest curb appeal you will ever buy.
